    The c3m billing process

    In four steps from the property structure to the finished utility bill.

    Model the property

    Capture and link rental units, areas, meters and tenants in a digital map of the property.

    Capture & assign costs

    Energy costs (e3m) and operating costs (a3m) are automatically assigned to the relevant cost centers.

    Configure keys & contracts

    For each cost type, the appropriate distribution key is defined — fixed or consumption-based, depending on the rental contract.

    Create & send the bill

    Utility bills are generated automatically, prepared in the customer's design and sent out.

    Distribution keys & cost types

    c3m supports any number of cost types, each with its own distribution key — fixed or dynamic, configurable per rental unit.

    Most common key

    Area (m²)

    Costs are distributed proportionally to the rental area. Standard key for consumption-independent items such as common electricity, cleaning, insurance.

    Consumption-based

    Consumption (metered)

    Each tenant pays according to their actual consumption — ideal for electricity, water, heat. Direct connection to e3m meter data.

    Per-person

    Number of persons

    Costs are split by the number of residents or users — suitable for waste, water where no meter is available.

    Contractually fixed

    Fixed shares (%)

    Predefined percentage shares per rental unit — for special cases and contractually agreed splits.
